Rental Policies

Cancellation Policy

Reservations canceled prior to final payment will result in a full refund, excluding the cost of Travel Insurance. Reservations canceled after final payment has been made will result in a refund of 25% of the reservation total, excluding the cost of Travel Insurance. One change is permitted to be made to reservations prior to final payment. All changes to reservations after final payment has been made are not permitted. Reservations canceled within 48 hours of arrival will result in no refunds.

Reservation Agreement Policy

All guests are required to sign and return a reservation agreement to Compass Resorts within 72 hours of booking to confirm a valid reservation. Under no circumstances will occupancy of a rental home be granted without a valid signed reservation agreement on file at Compass Resorts. We reserve the right to cancel and release reservations for which a valid signed reservation agreement has not been returned as required.

Damages

Guests are responsible for the care of the Rental Home and its contents during occupancy. Guests will not be responsible for the first $3,000 (for properties 4 bedrooms and larger) or $1,500 (for properties 3 bedrooms or less) of unintentional damage to the Rental Home, provided it is disclosed to management prior to check-out. Compass Resorts has ultimate administration authority on all decisions as this is not an insurance policy.

Guests will be responsible for all intentional damage to include but not limited to broken items, soiled or misplaced linens, loss of keys, theft, failure to remove garbage from the property, or leaving the property excessively dirty. These fees will be charged to the payment method on file. 

No charges will be posted to credit cards as long as the following conditions are met:

  • No intentional damage is done to the Rental Home or its contents, including the linens.
  • Unintentional damage that is reported does not exceed $3,000.
  • Rental Home is left reasonably clean and all trash and debris is removed.
  • Dirty dishes are placed in the dishwasher and the dishwasher is started.
  • No items or furniture in the Rental Home are missing or rearranged.
  • There was no smoking in the Rental Home.
  • All keys, wristbands, or other items provided for guest use are returned to the proper locations.
  • All policies and rules, including community rules and regulations, were followed.

Age Requirement

Absolutely no reservations or access to rental condos/homes will be made to vacationing students or singles under the age of 25 unless accompanied by a parent or guardian at a ratio of no more than two people under 25 for each parent or guardian over the age of 25. A parent or guardian must be staying in the rental condo/home at all times. We do not rent to chaperoned groups. Our rental condos/homes are monitored for violations of this policy. Reservations made under false pretenses will be subject to eviction and forfeiture of all deposits and payments. No exceptions.

Linens, Towels, and Supplies

Bed linens, bath towels, hand towels, and wash cloths are provided. Guests are to provide their own beach towels or beach blankets as provided linens are not to be removed from the rental condo/home. An initial setup of trash can liners, bathroom paper, dish detergent, and facial soap is provided. Guests are responsible for purchasing additional paper products and cleaning supplies for the duration of their stay.
